The gas inspection is performed to ensure that appliances which use gas have been set correctly and that the burning pressures are operating correctly. This inspection is to ensure that appliances have been setup correctly and that they have adequate ventilation. The inspection ensures that all the pipework is tight and secure and there is no loss of pressure. We also inspect that all of the flues and chimneys are functioning correctly and have no blockages. Where appropriate we can carry out analysis on the combustion exhaust gases to ensure appliances are burning gas as they should and that all the relevant safety devices are functioning correctly. An unsafe gas appliance can lead to Carbon Monoxide Leaks a poisonous gas which can have fatal effects.
The regulation on CO detectors has changed recently. CO detectors must be correctly sited near the appliance and be a maximum of 3 meters away from the appliance. They can be ceiling or wall mounted CO detectors dependent on the room layout and relevant gaps from tops of the windows to the ceiling. The device itself can be battery operated. However, the battery must be non-removable and must last the length of the devices life span.
In certain cases, the devices must be interlinked. For example, where an appliance may be sited in a loft space a CO detector will be mounted in the attic near the boiler and another alarm will be sited on the landing ensuring that if there is a leak both detectors will sound, alerting the person in the property of the danger. If your property doesn’t have the relevant alarms, in the correct locations, our engineers will advise you immediately on site and again in the written report.
We can also offer a gas appliance services. We perform the aforementioned safety checks and in addition the appliance will be stripped down and cleaned thoroughly to coincide with your manufacturer’s instructions. If you have a new boiler this is also relevant as most new boilers come with a warranty. The device will not be covered by warranty unless you have an annual service carried out. Upon completion of the service the boiler log book is filled in.
Once we have performed our safety inspection we will issue a report which you can retain for official use. Any further work which may be required will be detailed in the report. This work can then be actioned by the person responsible for the property.
